Notice of Amendment to Official Zoning Map of Henry County

C.    Notice is hereby given as required by Section 3-7-314 of Henry County, Georgia Code of Ordinances, that the County will conduct a Public Hearing    for the purpose of approving a resolution to adopt a new Official Zoning    Map, according to Sec. 3-7-33, to correct drafting or other map errors or omissions in the prior official zoning map.  The proposed corrections shall not have the effect of amending the original official zoning map, but only making corrections to errors which have been identified by the County. The corrected copy of the Official Zoning Map will supersede and replace the current Official Zoning Map adopted December 16, 2003.  Please contact the Henry County Planning and Zoning Department at (770) 288-7526 for further information.  (Presenter:  Ray Gibson, Director) (Exhibit # 14)

Subdivision Sign in the Right-Of-Way

D.    Simpson Mill Plantation Homeowner’s Association requests to locate a subdivision sign within the center median island of Bo Simpson Parkway. (Presenter:  Cheri Hobson-Matthews, Assistant Director (Exhibit # 15)

E.     Windsong Plantation Homeowner’s Association requests to locate a subdivision sign within the center median island of Windsong Plantation Subdivision on County Club Drive.  (Presenter:  Cheri Hobson-Matthews, Assistant Director) (Exhibit # 16)

Modification to a Zoning Condition

F.     Randy Gibby of McDonough, GA; MC-06-01; Commissioner Mathis, District 2 (Presenter:  Ray Gibson, Director) (Exhibit # 17 )

Randy Gibby of McDonough, GA requests modification to a zoning condition for property located at Hampton-Locust Grove Road.  The property is located in Land Lot 240 of the 2nd District, consisting of 14+/- acres.  The request is to modify the condition regarding building materials. The Zoning Advisory Board recommended Approval on March 9, 2006.

G.    Adler Properties, LLC of Jonesboro, GA; MC-06-11; Commissioner Mathis, District 2 (Presenter:  Ray Gibson, Director) (Exhibit # 18 )

Adler Properties, LLC of Jonesboro, GA requests a modification to a zoning condition for property located on Towne Centre Village Drive, south of Jonesboro Road.  The property is located in Land Lot 110 of the 6th District, consisting of 30.0 +/- acres.  The request is to modify a zoning condition regarding amenities.  The Zoning Advisory Board recommended Denial; however, they recommended Approval of an amended condition on February 8, 2007.

REZONING:

H.     Majestic Realty Company, c/o Dillard & Galloway, LLC of Atlanta, GA;  RZ-06-66, Commissioner Holder, District 1 (Presenter:  Cheri Hobson- Matthews, Assistant Director)(Exhibit #19 )

Majestic Realty Company, c/o Dillard & Galloway, LLC of Atlanta, GA requests a rezoning from RA (Residential Agricultural) and M-2 (Heavy Manufacturing) to M-2 (Heavy Manufacturing) for property located on the west side of Highway 42, north of King Mill Road.  The property is located in Land Lots 198 and 219 of the 7th District, consisting of 163.24+/- acres. The request is for the development of an industrial warehouse distribution facility.  The Zoning Advisory Board recommended Approval with conditions on February 22, 2007.

XII.              County Attorney Comments

A.     Annexation by the City of McDonough of approximately 91.44+/- acres (87.25+/- acres for residential use and 4.19+/- acres as neighborhood commercial use.)  The current zoning of the property within the County is RA. The proposed zoning per annexation is R-75 and C-1 with variance(s).  The Property is the Wade Farms Common located at Turner Church Road at SR155.
